What does an offer contain besides price?

The strongest offer is not always the highest number.

A seller compares the complete path to closing: price, financing strength, timing, contingencies, deposits, requested assistance, and the likelihood that the agreement will hold together.

Financing changes the risk profile.

Loan type, down payment, lender readiness, appraisal exposure, and proof of funds help a seller understand how prepared the buyer is and where financing risk may remain.

Timing can solve a seller's problem.

Closing date, possession, response deadline, and flexibility may matter significantly when the seller is coordinating another purchase, a move, or an estate.

Contingencies allocate risk.

Inspection, financing, appraisal, sale-of-home, and other terms determine what must happen before closing and what options each party retains if circumstances change.

Build around the actual competition.

The right structure depends on the property, current demand, likely competing offers, your financial position, and which protections matter most to you. Competitive should never mean careless.
